78 Mayo Avenue

This lovely, light-filled estate is set upon one of the highest points in Belle Haven, and impeccably rebuilt, it stands apart following one of the neighborhoods most significant and complete reconstruction projects.

The timeless nature of this home and grounds have long captivated the attention of American’s prominent leaders dating back to the height of the Gilded Age.  Its first occupant was Horace A. Hutchins, who sold his company and interests to Standard Oil, re-invested the proceeds and in partnering with John D. Rockefeller became the company’s Executive in charge of domestic business.

Adolphus W. Green, Chairman of the National Biscuit Company, was also a proud owner.  The Green family was keen on lavish entertaining and it was here where the genesis and vision of Nabisco’s Barnum Animal Crackers and Oreos were said to be born.

Continuing its firmly established legacy, a recent three-year undertaking in conjunction with David Scott Parker Architects, LLC and Tallman Building Company, Inc., commenced with a site optimization, maximizing the space dedicated to the lovely garden, grounds and pool and the gracious positioning of the home on the beautiful one acre lot. This also helped capture the benefits from the unique high vantage point and southern orientation facing Long Island Sound.

As part of the process, the house was temporarily lifted off the old foundation allowing for its removal and the pouring of a new cast concrete foundation. This made it possible to raise the ceilings in the ground level and provide a gracious entrance to the covered outdoor fireplace, pool and garden. Additionally, the garage and driveway were repositioned from the rear of the house to the right side of the house to allow for maximum convenience and a bucolic truly private garden at the rear of the house. This unwavering commitment to beauty, livability and excellence, sparing no expense, is evidenced throughout the estate, employing the best of design and modern technology.

The home itself is commanding and elegant in design with decorative gables, elaborate brickwork, multiple chimneys, porte-cochere and sweeping mahogany wrap-around porch.  The pinnacle “Crow’s Nest” has 360º views over the entire Belle Haven Peninsula towards Long Island Sound and the New York City skyline.

This magical setting and exterior hints at the uniqueness and quality of the interior of this 10,000 square foot masterpiece.

Upon immediately entering the grand reception hall, one is embraced by the future forward design suited for today’s lifestyle with flexible floor plan, high ceilings and sundrenched open spaces with extraordinary detail, craftsmanship and the finest materials throughout.

Formal and informal spaces are accented by eight fireplaces, turned posts, hand-crafted mantels, coffered ceilings and quarter sawn oak flooring.  The custom copper-lined, weight and chain, double paned true divided light windows and screens are manufactured as exact replicas of the original sash design.  This level of detail includes a semi-circular window archway on the front façade with over 150 panes of glass.

The light-filled eat-in kitchen and family room offer gorgeous custom built-in cabinetry, honed Pietra Grigia Pacific Gray and Carrara Marble countertops and top-of-the-line Wolf, Sub-Zero, Bosch and Miele appliances.  Direct access through the rear vestibule to the year-round screened-in porch overlooking the grounds is just steps away from kitchen and dining room.

Delightful and versatile for family, guests and staff, two upper levels of the house create a wonderful flow for as many as seven bedrooms, including a luxurious four-room master suite.  A Waterworks bath with Calacatta Marble mosaic tile flooring, freestanding cast iron soaking tub, nickel-edged glass surround steam room and wash closet, sitting room and well-appointed walk-in closet/changing room complete this sanctuary.

Interior access to the garden level is through the heated garage or the gracious four-story rear stairs.  The mudroom and laundry room are accented by antique European sourced Gold Barr Limestone flooring and the gym, with its hypo-allergenic, anti-microbial Dura cork flooring, has walls of glass and direct access to the 51’ x 22’ pool, spa and cabana bath and steam shower.

The infrastructure of this tranquil and “healthy house” is driven by a most impressive commercially engineered and designed mechanical room.  The Geothermal system with custom flush vents and specially insulated and regulated outside air intake valves has  ductwork set in concrete with 4” of foam glass insulation.   Supporting systems include auxiliary Viessmann boilers for radiant heated floors and recirculating, on demand domestic hot water.  All interior ductwork have 4” of Acoustic Batt insulation and all dampeners and supporting rods are fitted with vibration isolators making this a “quiet house”.  In addition there is a Neptronic steam humidifier system, all-encompassing programmable Lutron lighting system, Delta Therm “Snow Melt” system for front/rear walkways, covered porch and roof deck and a sophisticated network for communications/security and A/V systems.

In addition to 600 AMP, 3 Phase electricity there is a 125kw Kohler natural gas generator that powers 100% of house and grounds to assure functionality under any circumstances.

Equally prominent are the organically sensitive grounds engineered and graded to maximize 100% drainage effectiveness.  Landscaping by William Rutherford, Landscape Architect, incorporates broad open level lawns surrounding heated pool, spa and pergola accented by mature specimen trees including holly, Oriental and Norwegian Spruce, Kousa, Cherokee Princess and Heartthrob Dogwood, Stewartia and Bloodgood Japanese Maple.  Along with Kwanzan Cherry and Chanticleer Pear Trees, flowering beds boast hydrangea, azalea, rhododendron, lilac, ilex opaca, forsythia and rose in addition to the sustainable vegetable and herb garden.

Experience the private and varied resources and activities available in the neighborhood community and Belle Haven Association that also provides the peace of mind that comes with 24/7 security.  Anchored by The Belle Haven Yacht Club, located at the southern tip of the peninsula, which offers boating, beach, pool, tennis, paddle and extraordinary dining within this walkable community with absolute convenience and ease to all other downtown amenities.

The “Hutchins” house a well-loved and adored mainstay to this community raises the bar and presents a unique opportunity to be enjoyed for decades to come.

This estate is truly remarkable and impressive, exceeding the most discerning standards.
